Timberline View Estates is a hillside neighborhood located a few miles up Florida Road from downtown Durango, Colorado, at an elevation of 6,948 feet. Developed in the late 1970s and early 1980s, the community consists primarily of single-family homes situated on hilly terrain with natural vegetation including Gamble oak and Ponderosa pine. Lot sizes range from 0.11 acres to larger parcels, with homes positioned along a northwesterly facing mountainside.

What to Expect

Roads in Timberline View Estates are paved but can be steep, and four-wheel drive may be required during winter conditions. The neighborhood is serviced by central water and sewer. As of May 2026, HOA dues are  $575 annually and include snow removal. There are no sidewalks, curbs, or gutters within the community.

Lifestyle

Residents have access to downtown Durango within a short drive and can access the Horse Gulch trail system via a private trail. The neighborhood is located along Florida Road with access to nearby services and amenities.
