This one is built on the criteria our relocation clients bring with them when they fly out from Texas, Arizona, Denver, and beyond — and on the neighborhoods they’ve actually decided to purchase in after weighing everything out. You’re getting the pros, the cons, and the nuance you can’t figure out from a listing photo.
Drive Time To Downtown
Most of these areas sit within 20 minutes of downtown Durango. A couple trade that drive for something you can’t get close-in — and we’ll tell you exactly what.
Mountain & Ridge Views
Most of these neighborhoods deliver real mountain views, ridge views, or valley views — the reason most people move to Colorado in the first place.

Stocked Ponds, River Frontage, 15 Minutes Out
Head east out of town on Florida Road as it becomes County Road 240, just past the popular Edgemont subdivisions, and you’ll drop down a hill to a set of ponds with the Florida River running behind the homes. That’s Florida River Estates — a neighborhood several of our clients genuinely love.

The Biggest Neighborhood In The County — And One Of The Most Affordable
Continue up County Road 240 as it winds through the ridges — a genuinely pretty drive — and you’ll climb into Forest Lakes, the largest neighborhood in all of La Plata County. Relative to the rest of the county, it’s one of the most affordable places to buy. That doesn’t make the price points cheap — it makes them competitive for what this market is.

Two Weather Reports, One Neighborhood
Forest Lakes climbs enough elevation from bottom to top that the Durango Weather Guy publishes separate forecasts for it. Depending on how you feel about snow, that’s either a con — or exactly what you moved to Colorado for. Where your home sits in the neighborhood matters more here than almost anywhere else on this list.

West of downtown on County Road 141 sits Shenandoah — under 15 minutes to downtown Durango, and small enough that the biggest complaint we hear is that there simply aren’t enough homes for sale here. We just sold a home in this neighborhood for a bit over two million, and those clients absolutely love it.
What sets Shenandoah apart is the topography. Buyers relocating from Texas, Arizona, and Denver keep asking for the same thing: forested enough to feel like Colorado, but with views and some flatter, usable land. Shenandoah checks those boxes — gently rolling, fairly flat throughout, forested without being buried.

Three-Plus Acres, Horse Friendly, 10–12 Minutes To Town
Rafter J — with King Mountain Estates tucked inside it — delivers a combination that’s hard to find this close to town: three-plus-acre lots, horse-friendly rules, a section with no HOA at all, and only about 10 to 12 minutes to downtown Durango. In our opinion, some homes up here have among the best views in all of Durango.

- Views and usable land vary lot to lot — you have to tour it
Worth noting: the climb here is nothing like neighborhoods that steadily gain elevation the whole way through, like Forest Lakes or Durango Hills. A handful of Rafter J homes sit low with almost no climbing at all.
A Market, A Mile Of Private River, And 10+ Miles Of Trails
The three Edgemont neighborhoods — Edgemont Meadows, Edgemont Highlands, and Edgemont Ranch — sit about 12–13 minutes east of downtown in the East Durango corridor, and they come with amenities no other neighborhood in the county can match: the Meadow Market (great burritos, coffee, lunch, take-home family dinners, even live music), more than 10 miles of wood-chip trails, and roughly a mile of private-access Florida River frontage that fishes well and has a trail running right along it.

- Homes sit much closer together than many relocating buyers want
- Trails run behind some homes — people and dogs pass close by
- About 900 feet higher than in-town Durango, so noticeably more snow
- Heavily forested with few views — if you want a lot of sun in your home, look elsewhere
The Nuance Nobody Tells You: The RV Rule
As of filming, you’re not allowed to park an RV at your property in the Edgemont neighborhoods. A Sprinter van is fine — an RV is not. If you’re bringing toys from out of state, this is exactly the kind of HOA detail worth confirming before you fall in love with a house. It’s also the reason to have a local agent read the covenants before you write an offer.

You might not expect this one at number three. Lake Purgatory sits just about across the street from Purgatory Ski Resort, further from downtown than anything else ranked this high — and it earns the spot anyway. From many of these homes, the views are flat-out stunning, and the lake running through the middle of the neighborhood is, in our opinion, the prettiest lake inside any neighborhood in the county. You can paddleboard it, fish it, kayak it, and swim it.

Why Some Pass

- A dirt road that climbs, and keeps climbing, the deeper you go into the neighborhood
- Largely a second-home neighborhood — quieter in the off-season
If you find a home lower down in the neighborhood, or you’re planning to use it as a summer place, it’s close to perfect. Full-time up high? Weigh that drive honestly. Red Cliffs, The Animas River, And Five Distinct Ways To Live Here
The Animas Valley is breathtaking — the Animas River running down the middle, the red Crimson Cliffs on the west side, Missionary Ridge on the east with trails climbing up to look out over the whole valley. Most homes here are 15–20 minutes or less from downtown Durango and an easy 10–20 minutes up to Purgatory Ski Resort. This is really five areas in one, and each has its own personality. County Road 250
The east side of the valley, running right below Missionary Ridge — probably the highest-priced stretch in the Animas Valley. Some homes sit directly on the Animas River; others sit under the ridge looking out at the red cliff views. Bigger acreage overall: plenty of one-acre lots, and a lot in the two-to-five and even up-to-ten acre range.
Dalton Ranch & Trimble
Walking distance to the newly renovated hot springs, PJ’s Market, and Trimble Hardware, with a walk down to the river as well. There’s a semi-private golf club, a pool, and an indoor gym. A new section — Dalton Ranch West — is being built alongside the older north and south sections.
County Road 203
The west side of the valley, across Highway 550 from CR 250. Most lots run about half an acre to an acre and a half, with several small neighborhoods sprinkled through the corridor and some lots climbing the ridge side.


The Ranch
A small subdivision backed by a 31-acre nature preserve with Hermosa Creek running through it into the Animas — cottonwood forest, walking and running trails, a picnic bench, and real views. The Ranch also has 24 ponds, roughly half of them stocked with rainbow trout. The trade-off: it’s small and sits relatively close to the highway, so you’ll hear some road noise — as you will from most properties in the valley.
The Cove
Another small neighborhood, with a 10–11 acre nature preserve behind the homes and the Animas River behind that. Residents get a private section of the Animas to fly fish — and you can put a paddleboard in and float to Dalton Ranch, into town, or to Oxbow.


The Area Most Buyers Never Think To Look At
If you’re only searching “Durango,” you’ll never see Hesperus — and that’s exactly why it tops this list. West of town, before you reach Mancos, Hesperus is where the 35-acre lots live. You get dramatically more space, typically for a lot less money, in that zone between roughly 15 and 40 minutes from downtown Durango depending on the property.

- The furthest properties push past a 35-minute drive to town

Six Things To Check Before You Fall In Love With A Durango Home
These are the exact nuances from the list above that separate a great purchase from a regret. Run every property through them.
Sun exposure. Forested, ridge-tucked neighborhoods like Florida River Estates and Edgemont can leave a home dim. Visit at different times of day.
The road in winter. Dirt? Climbing? Winding? Forest Lakes and Lake Purgatory are beautiful in July — drive the road with January in mind.
Elevation vs. town. 900 extra feet, like Edgemont, means real extra snow. Some neighborhoods effectively have their own weather report.
HOA nuances. Two-horse limits. No RV parking (Sprinter vans fine). Read the covenants before you write the offer, not after.
Water access — the fine print. “River neighborhood” doesn’t mean every home touches water. Access varies house by house.
Drive time, honestly measured. The listing says 20 minutes. Where in the neighborhood is the home? Upper Forest Lakes and back-of-neighborhood Purgatory add real time.
Durango Neighborhood FAQs
Which Durango neighborhoods are closest to downtown?
Rafter J and King Mountain Estates lead the list at about 10–12 minutes, followed by the Edgemont neighborhoods at 12–13 minutes, Shenandoah at under 15, and Florida River Estates around 15. Most of the Animas Valley sits 15–20 minutes out.
What’s the most affordable area on this list?
Forest Lakes, relative to the rest of La Plata County — with the trade-off of a roughly 30-minute drive on winding dirt roads. For pure land value, Hesperus delivers 35-acre lots for far less per acre than anything close to town.
Can I have horses?
Rafter J and King Mountain Estates are horse friendly on 3+ acre lots, and part of that area has no HOA at all. Shenandoah caps you at two horses. For more animals and full flexibility, larger-acreage areas like Hesperus are your best bet.
Which neighborhoods have real water access?
Florida River Estates has stocked ponds and river frontage behind many homes. Edgemont residents get about a mile of private Florida River. In the Animas Valley, The Ranch has 24 ponds (about half stocked with rainbow trout) and The Cove has a private fly-fishing stretch of the Animas. Lake Purgatory and Forest Lakes each have lakes in the neighborhood.
How much does winter change things?
A lot. Edgemont sits about 900 feet above town and gets noticeably more snow. Forest Lakes climbs enough that it has two separate weather forecasts, with winding dirt roads in between. Lake Purgatory is a high-elevation, climbing dirt road situation — which is why many owners treat it as a summer home.
Is Hesperus too far from Durango?
Depends on the property — and on you. Hesperus homes range from roughly 15 to 40 minutes out. In exchange you get 35-acre parcels, La Plata Canyon recreation, and real privacy for less money. If you need amenities close by, it’s the wrong fit; there’s one gas station and one restaurant out this way.
