What "Lock-and-Leave" Actually Means

Typically — though not always — the HOA handles the exterior so you don't have to. Every property in this guide is a condo or townhome chosen because something sets it apart: a golf course, the river, miles of trails, or proximity to Purgatory.

Exterior Handled For You

The HOA typically manages landscaping and snow removal, with little or no yard maintenance on your plate.

Condos & Townhomes

This guide sticks to condos and townhomes. Some single-family homes can be fairly lock-and-leave, but these are the cleanest fit.

Built Around a Standout Feature

Each community here has at least one or two things that set it apart — not just another unit in town.

The whole point: leave for a week or a season and walk back into a home that's been looked after.

Can You Short-Term Rent These?

For the vast majority — no. Most carry a 30-day minimum. But there are real exceptions worth knowing if rental income matters to you.

Dalton Ranch (the Enclave and the Cottonwoods) allows seven-day minimums. Whispering Pines and Pine Acres up the valley allow short-term rentals. In town, the Ferringway condos have grandfathered short-term rentals — so you skip the long waiting list. And Tamarron at the Glacier Club allows them, with the caveat that the HOA raised fees significantly.

Animas Valley · Dalton Ranch

The Enclave

A handful of townhomes, most looking onto the golf course with breathtaking Missionary Ridge views; a few face the Crimson Cliffs to the west. Very walkable, close to the Animas River (paddleboard put-in, take out at Oxbow), and steps from PJ's Gourmet Market and restaurants. Trade-off: front units face the slightly busier entry road with less privacy.

Animas Valley · Dalton Ranch

The Cottonwoods (Dogwood Lane)

Just up the street from the Enclave with the golf course right across the road and $2M+ homes nearby. Same walkability and proximity to the Animas River and restaurants — half a mile or less from the Enclave. Also allows seven-day minimum short-term rentals.

Waterfall Village

A more affordable option closer to downtown, off County Road 203 near a pretty waterfall (just across the street) with a great hike that climbs to a view over the Animas Valley. Main con: most townhomes look right at the highway.

Whispering Pines & Pine Acres

Almost side by side off the highway and among the lowest price points in the entire Animas Valley. Closer to Purgatory, with James Ranch — and some of the best burgers in town — right across the way. Both allow short-term rentals. Some units hear more highway traffic than others.

Trimble Crossing

Nicely constructed townhomes with Crimson Cliffs and valley views, a very short walk to Trimble Hardware and PJ's Gourmet Market. Example featured: 208 Trimble Crossing at $920,000 (at time of filming). Some units face the highway but are set back; nearby development in Dalton Ranch West is worth noting.

In Town Border

Animas Cliffs

On the border of in-town and the Animas Valley, with cool Missionary Ridge views and easy reach to the Animas River Trail (~10 miles, running to Home Depot south of downtown). Example: 1422 Animas View Dr #25. Some highway noise, and the train passes about six times a day — quiet enough that most buyers don't mind.

In Town · Near the College

Ferringway Condos

Elevated above downtown near Fort Lewis College, and one of the rare in-town options with grandfathered short-term rentals — no waiting list. Typically in the low $500s or lower at time of filming, with a pool. Note: no pets allowed per current research. A solid pick for an investor.

The Boulevard Condos

On coveted East 3rd Avenue, a pretty street very close to downtown. Example: 355 East 3rd Ave, listed at $689,000; each unit has two parking spaces (one designated) and a storage unit. Great for walkability to trails and downtown.

Rock Point Townhomes

Some of the best views of any in-town condos or townhomes — perched high, looking down at the river, ridges on both sides, and trail systems all around. Higher price point: example 239 Rock Point at $1.895M. Truly high-end.

A unique in-town spot, walkable to several restaurants — with a new bar, bakery, coffee shop, and food trucks under construction nearby. We occasionally have off-market opportunities here.

Tamarron & Glacier Club Townhomes

About 25 minutes north in the private Glacier Club golf community — restaurants, a gym, indoor/outdoor pools, pickleball and tennis. Tamarron is a 140-unit condo complex plus 240 townhomes around the course and allows short-term rentals (HOA fees rose notably). The Glacier Club townhomes are exceptional quality — example: 87 Glacier Club Trail Unit 4 at $1.349M, HOA ~$1,626/qtr.

Mountain / Resort · Purgatory

Purgatory Ski-Area Condos

Many complexes here, relatively similar on HOAs, views, and amenities. Expect ski-in/ski-out units, options across the highway with a Purgatory shuttle, and Cascade Village (~½ mile north, also with a shuttle) — a roomier pick for summer. Nearby: Cascade Falls (~15-min hike) and Spud Lake (~1.5-mile hike, 4WD road helpful) for fly fishing and paddleboarding.

East Durango · Edgemont

Edgemont Highlands & Ranch

Forested townhomes off Florida Road — the Elements at Edgemont Highlands (Mountain Stream Court) and townhomes on El Diente Drive in Edgemont Ranch. Standouts: 10+ miles of wood-chip trails, the Meadow Market (breakfast, lunch, dinners, live music), and a private mile-long stretch of the Florida River with a flat riverside path. Trade-off: ~7,400 ft elevation means more snow.

Three Springs

Southeast of town — flatter, drier, less of a mountain feel, but more accessible price points. Within walking distance of the hospital (great for medical professionals) and backing up to excellent biking and hiking trails.
