The new law requires insurers to use a wildfire risk model, disclose how it affects your pricing, and spell out what mitigation steps could lower your premium. In plain terms: the work you do on your property should now have a clearer, more transparent path to actually reducing your rate — instead of "maybe it helps." Local guidelines are still taking shape, but it's moving in the right direction.
What Buyers Should Know Before Going Under Contract
Don't insure for the full purchase price. A rebuild isn't a from-scratch build — you already own the land, and the excavation, foundation, water and sewer taps, and site work largely remain. So your home insurance rebuild coverage number runs lower than new-construction pricing.
Flood Insurance in Southwest Colorado
Here's a gap that surprises buyers: wildfire coverage is part of your main home insurance policy, but flood insurance in Southwest Colorado is almost always a separate policy. If a Durango home sits near the Animas River, a creek, or low-lying ground, ask whether it falls inside a mapped FEMA flood zone — because if it does, your lender will likely require flood coverage on top of everything else.
