Aspen Trails is a subdivision developed in the late 1960s and early 1970s, originally planned as a recreational community with approximately 143 lots. Lot sizes range from approximately 0.7 acres to 6.05 acres. Elevation is approximately 7,778 feet. The terrain varies, with a small creek running through the project and lots extending up the hillsides, some of which are fairly steep. Part of the property lies adjacent to national forest. The neighborhood includes a mix of older A-frame cabins, double-wide homes on permanent foundations, campers used seasonally, and more traditional mountain homes for year-round living.

What to Expect

Aspen Trails was initially developed for seasonal use, and the roads were originally rough, steep, and narrow. In about 2003, homeowners formed a Metropolitan District to borrow $200,000 to improve roads, collect monthly maintenance fees, and establish an additional capital fund through property taxes. Roads have been gradually improving over time.

The subdivision does not have central sewer or natural gas. Individual septic systems are required, and bottled propane is necessary for gas service. Water is obtained through individual wells, and some wells may have lower production. Snowfall is greater than in-town Durango due to higher elevation, and four-wheel-drive vehicles are necessary.

Lifestyle

Buyers are encouraged to take a close look at properties within Aspen Trails. Convenient to both Durango and Bayfield, some cabins feature Trew Creek frontage. The setting includes Aspen trees, mountain views, and wildlife.

Aspen Trails is located approximately 23 minutes from Downtown Durango (DoubleTree Hotel reference point) and 27 minutes from La Plata County Airport. It is approximately 20 minutes to City Market and 22 minutes to Durango High School. Purgatory Ski Resort is about 45 minutes away. The closest restaurant is approximately 22 minutes away.
