Tween Lakes is located northeast of Durango along Florida Road, approximately 15 miles from town at an elevation of about 8,494 feet. The subdivision lies adjacent to and immediately east of Tween Lakes Estates. The neighborhood includes approximately 100 lots ranging from 3 to 4 acres. Homes range from approximately 624 to 4,243 square feet, with a highest recorded sale of $975,000. The lots are heavily timbered with pine trees, and some include aspen trees. Views include mountains and valley.

What to Expect

The subdivision is situated on a south-facing mountainside between the roads to Lemon Reservoir and Vallecito Reservoir. The terrain is steep, with roads that are gravel, winding, and in some areas fairly steep. Four-wheel drive is required for winter access. Originally conceived as a summer recreational location, some earlier homes are cabin-style and suited for seasonal use, while most newer homes are built for year-round living. Water service is provided by private wells, with some known deep wells and some low-producing wells. Sewer is by individual septic systems, and propane is required as there is no natural gas service. HOA dues are $600 annually and include trash and road maintenance.

Tween Lakes is located at a significantly higher elevation than Durango and receives substantial snowfall. Wildlife commonly seen in the area includes deer, elk, and occasional bear. The neighborhood’s location provides proximity to both Lemon Reservoir and Vallecito Reservoir.
