Los Ranchitos is a country subdivision located east of Downtown Durango along Florida Road, approximately 12 miles from town at an elevation of about 8,091 feet. The neighborhood includes approximately 74 lots situated on both sides of Florida Road. Lot sizes range from 2.84 to 10 acres, with most around 3 acres. Homes range from approximately 1,344 to 5,272 square feet, with a highest recorded sale of $1,300,000. Views in the subdivision include mountains, valley, and some riverfront lots.

What to Expect

Florida Road provides paved access to the subdivision, while interior roads are graveled and maintained by the Association. There are two entrances serving the section north of Florida Road. The terrain is rolling and rises further north, with three lots at the top adjoining National Forest. The west boundary adjoins Colorado Trails Guest Ranch, and a couple of lots on the south side adjoin approximately 1,000 acres of BLM land. A central water system services both the north and south portions of the subdivision. Individual septic systems are required, and due to a higher water table in the south section near the Florida River, engineered septic systems may be necessary. There is no natural gas service; propane is supplied by Mesa Propane, Inc. Manufactured homes are not allowed.

Lifestyle

Los Ranchitos is located on the drive toward Lemon Reservoir and offers acreage properties with timbered lots featuring Ponderosa pine and some spruce trees. Between eight and ten lots have sufficient meadow or pastureland suitable for horses, and horses are allowed. The south section includes the Florida River running through it, and some lots are riverfront. Wildlife commonly seen in the area includes deer, elk, and bear.
