Elk Springs and Elk Stream are gated subdivisions located off Road 46 near Mancos, Colorado. The elevation is approximately 7,893 feet, with elevations across the ranch generally ranging from about 7,900 to 8,400 feet. Lot sizes range from approximately 35 to 45 acres. Home sizes range from approximately 1,844 square feet to 6,855 square feet. Mountain views are noted in MLS records. Elk Stream runs through the valley and connects to the East branch of the Mancos River. The landscape includes meadows, gamble oak, and ponderosa pine, with high cliffs along portions of the valley. Nearly all of the ranch is surrounded by Bureau of Land Management (BLM) land that is publicly accessible by property owners within the ranch.

What to Expect

Both subdivisions are accessed by gated, well-graveled roads maintained by the Association. HOA dues are approximately $2,000 annually and include road maintenance. Architectural guidelines apply in both subdivisions. Designated building envelopes are established for all lots. Electricity is buried throughout both subdivisions. Most properties require a private well and septic system, although approximately 10 lots have access to a central water system. Natural gas service is not available; propane is used. In Elk Stream, an outside rancher grazes cattle during summer months, allowing the property to qualify as agricultural for tax purposes.
