Sweetwater Springs is one of La Plata County’s earlier 35-acre subdivisions, located northeast of Durango off Florida Road at approximately 7,858 feet in elevation. The neighborhood includes approximately 32 lots, generally ranging from 35 to 40 acres, with a few smaller parcels down to about 7 acres. Homes range from approximately 1,130 to 5,553 square feet, with a highest recorded sale of $1,540,000. The terrain is hilly and rolling, with a mix of meadow areas and pine trees. Some lots border public land.

What to Expect

Sweetwater Springs is accessed by traveling approximately 11.5 miles northeast of Durango on Florida Road and turning onto County Road 245. The subdivision begins almost immediately and continues for about two miles along the road. All roads, including County Road 245, are gravel. Interior roads are maintained by the Homeowners Association, and the county maintains the main road. Water is supplied by private wells, sewer by individual septic systems, and bottled propane is required where natural gas is not available. The HOA is mandatory, with annual dues of $400, which include snow removal. There is no metro district, and manufactured homes are not allowed.

Lifestyle

The subdivision was developed for high-end homes and for buyers wanting larger acreage parcels. The setting includes meadow areas, rolling hills, and pine trees. While there are no designated riding trails, owners commonly use interior roads for riding, and some lots that border public land may provide additional access opportunities. The area is approximately 15 to 20 minutes from downtown Durango by description and 28 minutes based on measured drive time.
