D Bar K, including the Ticolote area in the northern portion, was developed in the late 1970s and early 1980s. Elevation is  7,060 feet. Lot sizes range from  5 acres to 40 acres, with home sizes from 1,488 square feet to 4,226 square feet. The northern section features grassy meadows and Ponderosa pine trees on gently rolling terrain. The southern portion, accessed off County Road 223, has fewer Ponderosa pines and more gamble oak. Some homes have Mountain views. The subdivision is located in a known gas well area and requires additional due diligence.

What to Expect

All roads within the subdivision are gravel. County Road 228 and County Road 223 are paved and provide access to the entrances. In the northern portion, several roads are County maintained, while others are not. In the southern portion, roads are gravel and not maintained by the County.

Domestic water is obtained by drilling an individual well, and each property requires an individual septic system. Both the northern and southern sections are in known gas well areas. Modular homes are allowed.

Part of the subdivision falls within the Bayfield school district and part within the Durango school district.

Lifestyle

D Bar K includes large-acreage properties that can offer privacy and forested settings. One example features a 70-acre property surrounded by pine and aspen trees with mountain views of the La Plata range. The home includes vaulted ceilings, multiple fireplaces, a finished walk-out basement, and several detached garage structures, including workshop space and additional storage.
